A once-in-a-generation landholding on the Illawarra Highway at Tullimbar, on the NSW South Coast, has been listed for sale via Expressions of Interest, offering nearly 100 acres of premium countryside within one of the Illawarra’s most tightly held rural-lifestyle corridors.
The rare property is being marketed by Mathew Ivanoff, Principal of Raine & Horne Wollongong, alongside colleague Dan Hall. While the EOI campaign has only just commenced, Mr Ivanoff pointed to nearby sales that have ranged from $4 million to $7 million.
Positioned on the Macquarie Pass and close to Wollongong and Bowral in the Southern Highlands, the property combines scale and versatility when rural lifestyle holdings near to major population centres are becoming increasingly scarce.
The property sits just south of the new Calderwood Village, where major anchor tenants such as Aldi and Coles, along with new schools and supporting infrastructure, are rapidly transforming the area,” Mr Ivanoff said, confirming the private vendor is downsizing.
Multiple uses will attract a broad range of buyers
The rare rural estate provides a multitude of potential uses, including as a working farm or equestrian facility, a multi-generational family retreat, a premium lifestyle residence, or an income-generating rural enterprise.
At its heart is a four-bedroom character homestead, complemented by a separate four-bedroom station manager’s residence and an additional self-contained studio, providing flexibility for extended family living, staff accommodation or guest stays.

The split-level homestead showcases rustic character throughout, with raked and beamed wood-lined ceilings, expansive glazing, slate flooring, a billiards room with a wet bar, and generous outdoor entertaining areas, including a pool and spa. An elevated north to north-east-facing aspect captures sweeping views across the surrounding countryside and through the valley to Lake Illawarra.
The property’s infrastructure is extensive and includes garaging for up to 20 vehicles, six private dams, established paddocks, and a purpose-built equestrian facility.
“This is an exceptionally rare opportunity to secure close to 100 acres in such a strategic position between the Illawarra and the Southern Highlands,” Mr Ivanoff said.
Mr Ivanoff said the property is likely to appeal to individuals or families seeking space. “It offers the flexibility to run horses, enjoy recreational uses and step away from suburbia, while still having the potential to generate income,” he said.
