Penrite Racing's Garth Tander and Matthew Payne weren’t the only big winners in Bathurst last month. The chequered flag also dropped on one of the Central Tablelands’ most remarkable properties, a luxury, five-acre estate on the iconic Mount Panorama circuit, which hosts the world-famous Repco Bathurst 1000.

The stunning sale sets a new record for a residential property in Bathurst.

Sold by award-winning agent Grant Maskill-Dowton, Director of Raine & Horne Bathurst, the property at 457 Conrod Straight, Mount Panorama, has changed hands well above the previous property record for Bathurst.

"The result leaves the previous Bathurst record of $4.02 million in its rear-view mirror," Mr Maskill-Dowton said.

"The result also represents an exciting new chapter for Bathurst prestige real estate," he added.

"We believed from the outset that 457 Conrod Straight would attract national and international attention, and it did. The buyer, who wishes to remain private, was drawn by the combination of world-class luxury and a front-row seat to the Great Race."

Race on Sunday, sell on Monday

With the 2025 Repco Bathurst 1000 broadcast beaming the famous circuit to 5.5 million Australians  and millions more viewers worldwide, along with a trackside crowd of 198,203, Mr Maskill-Dowton said the timing could not have been better for the sale, with buyer interest picking up exponentially during race week from 9 to 12 October.

"There's an old motoring adage, 'Race on Sunday, sell on Monday', meaning a win on the track in the Great Race drives motoring sales the next day," he said.

"In this case, the Bathurst 1000 didn't just sell cars - it also helped sell real estate on Conrod Straight."

A front-row seat to the Great Race

Perfectly positioned on the famed Conrod Straight, the property offers breathtaking views of Mount Panorama's most iconic stretch, a place forever linked with Australian motorsport royalty, including Sir Jack Brabham, King of the Mountain Peter Brock, Jim Richards, Craig Lowndes, Mark Skaife, Shane van Gisbergen, and this year’s winner, Garth Tander, now a six-time winner.

Mr Dowton Maskill said, "Whether it's the Bathurst 1000, the Bathurst 12 Hour, or other motorsport spectacles, you'll have a front-row seat to the action.

"When the engines aren't roaring, the new owners will enjoy the serenity of the surrounding countryside and be able to explore the historic town of Bathurst."

Luxury in top gear on Mount Panorama

This meticulously designed Mount Panorama property features a main house and a separate guest cottage, embodying the epitome of luxury living.

The main house features an open-concept kitchen with high-end appliances, a media/theatre room, and a 15m lap pool. It also has a separate study/home office with custom cabinetry, as well as seamless indoor-outdoor entertaining areas.

The property features beautifully landscaped grounds, established gardens, a large reflection pond, and a town water supply, complemented by a 131,000-litre water tank, a bore, and an Ecco septic system.

The generous four-bedroom guest cottage offers fully furnished separate accommodation and an extensive deck entertaining area with a BBQ and soaring views over Bathurst towards the mountains. It is perfect for hosting guests or generating rental income during race weeks.
