With offices already covering inner, south, and west Brisbane, Raine & Horne is making a tactical move into Deagon to serve Queensland’s northern suburbs.
The new Raine & Horne Connections office is led by principal Rudra Chhetri, supported by his sales agent wife Sabbu Chhetri, who gained experience with another brand. Mr Chhetri aims to build a community-focused agency for the real estate markets in Deagon, Banyo, Taigum, Bracken Ridge, Fitzgibbon and Brisbane North.
Mr Chhetri, originally from Nepal, moved to Australia twenty years ago. He has an entrepreneurial background, having operated an independent real estate business focused on off-the-plan sales and house-and-land packages, as well as several hospitality ventures, including the popular café Beyond The Brew in Fitzgibbon.
Before establishing the office, Mr Chhetri also spent time working closely with families in the health care sector, which helped build a strong understanding of how important trust, empathy and communication are when supporting families through important life decisions.
Joining the Raine & Horne family
Raine & Horne Connection is located about 10 kilometres from Raine & Horne Commercial Brisbane North, led by commercial powerhouse Trent Bruce and Associate Director Hudson Dale. Mr Dale and Mr Chhetri have a close personal relationship.
“Hudson encouraged me to join Raine & Horne. When I mentioned to him that I was considering it, he said, ‘Let me speak to our Corporate team straight away, and I’ll give them a good rap about you.’”
Mr Chhetri said joining an established network such as Raine & Horne provided the systems, technology and brand strength needed to build a long-term business, and that were beyond the budget of a small independent firm.
“We looked carefully at starting our own brand, but the strength of the Raine & Horne network, its proven systems and the support available made it the right choice,” he said.
“The technology platform, particularly tools such as Amplify, really stood out as something innovative that will help us compete strongly in the market.”
Mr Chhetri continued, “I also noticed that people in the Raine & Horne network tend to stay with the brand for a long time, which really appealed to me.
“I also like the idea of being part of the local community, providing a good service, and building something that lasts over the long term. That philosophy appears to correspond very closely with Raine & Horne.”
Focussed on the growth opportunities offered by the property market in Brisbane’s north
Mr Chhetri said the northern suburbs presented a major opportunity for growth for both the Raine & Horne group and his new business, particularly given the limited number of residential real estate offices operating across Brisbane’s north side.
“There’s enormous potential in Brisbane’s northern suburbs because there aren’t as many residential franchises operating here,” Mr Chhetri said.
“That creates a real opportunity for us to build a strong presence, service local communities properly and establish more offices.”
Mr Chhetri said his new office would focus on residential sales and property management while also making use of his experience in off-the-plan property and house-and-land packages.
“The area we’re servicing has many older homes, and we’re already seeing strong demand for knockdown-rebuild projects,” he said.
“Our experience working with builders and developers means we can help buyers not only secure the property, along with connecting them with building solutions.”
Brisbane’s northern suburbs power ahead as buyer demand outstrips supply
Despite recent interest rate movements, Mr Chhetri, who confirmed the median house price in the greater Brisbane region is well over $1 million, said buyer demand in Brisbane’s north remained robust.
“The market is still very active. In many cases, there simply isn’t enough stock available,” he said.
“Open homes for the right property and if it’s priced close to $900,000 can easily attract 50 groups through a campaign, which shows there is still strong buyer demand.”
As the market moves further into autumn, Mr Chhetri says, “It will be a very healthy market. The year has started strongly. Normally, you’d expect a bit of a slowdown after the Christmas break, but we haven’t really felt that.
When I speak with developers through my other business, they’re saying the same thing. It’s been straight back into it with no real pause in January. There’s clearly a lot of movement happening in the markets north of Brisbane.
Community-first approach drives launch of Raine & Horne Connections
Mr Chhetri said the philosophy behind the new office reflects the values the family has carried through their previous ventures in the community.
Through businesses such as Beyond The Brew café in Fitzgibbon – a place built on the idea that it is about more than just coffee, but about relationships, smiles and genuine connection – Mr Chhetri and his family have had the opportunity to connect with hundreds of local families over the years.
“That same philosophy continues in real estate,” he said. “For us, it’s about much more than property
transactions. It’s about understanding people’s stories, building trust and helping families through important moments in their lives. Real estate may be the service we provide, but connection is the foundation of everything we do.”
He added, “We are determined to build a real estate business that is genuinely connected to the local community.
“I’m closely connected with a number of local schools, childcare centres and community groups, including the Fitzgibbon Community Centre, through my other business interests. Supporting the people and organisations that make this area such a great place to live is something I’m very committed to.”
Raine & Horne Connections will launch with an experienced team of sales and property management specialists and is already recruiting additional sales agents as it prepares to expand across Brisbane’s northern suburbs.
“Our office will be supported by Sabbu Chhetri, who focuses on community engagement, marketing and business growth, and Renu Twanabasu, an experienced property management professional who will help drive the growth of the property management division while delivering strong service to landlords and tenants.”
Mr Chhetri concluded, “In collaboration with Raine & Horne, we’re building a business for the long term.”
