Harcourts has announced the expansion of its Insights platform to include comprehensive performance data for Property Managers (PMs) and Business Development Managers (BDMs). For the first time, property management professionals across the Harcourts network can access real-time performance metrics, peer benchmarking, and career progression insights—all on demand, anytime, anywhere.
Until now, PMs and BDMs have operated without the same level of data visibility enjoyed by sales agents. The new platform changes that by providing unprecedented transparency into performance data, enabling professionals to track their achievements, compare themselves against peers, and gain clear visibility into awards and rankings.
"For too long, our property managers have been working without the same level of data visibility that our sales agents enjoy," says Karmen Costigan, Head of Property Management at Harcourts (pictured presenting the app to the PM network). "Now, with Insights for Property Management, we're levelling the playing field and giving our PMs and BDMs the tools they need to truly understand their performance and potential."
The platform delivers a sophisticated suite of features that transform complex data into actionable insights. Property Managers can monitor current and prior year total PM income, track new Properties Under Management (PUMs), and view Excellence rankings on a monthly and annual basis. BDMs gain access to state-wide or country-wide leaderboards, office achievement levels, and detailed PUM positioning through an intuitive interface.
Performance tracking extends well beyond simple numbers. The platform's dual-graph layout enables users to view both totals and month-to-month trends, facilitating meaningful year-on-year comparisons across every key metric—from total income and management fee income to lets, vacancies, arrears, and average commission.
The competitive element adds another dimension to professional development. PMs can compete within their franchise across monthly, quarterly, and annual timeframes, viewing rankings across excellence, total income, net PUM gain, arrears, lets, and vacancies. Excellence rankings provide granular insight into both monthly and annual positions, with visibility across office, state or region, and country levels.
"When you give people the ability to see exactly where they stand and what they need to do to progress, something remarkable happens," Ms Costigan notes. "They don't just meet expectations—they exceed them. That's the power of transparency."
Originally developed for Harcourts sales agents, the Insights mobile application has demonstrated remarkable uptake across the network. The expansion to property management represents Harcourts' ongoing commitment to innovation and professional development across all aspects of its business.
"This isn't just about numbers on a screen," says Ms Costigan. "It's about giving our people the confidence that comes from truly knowing where they stand, the motivation that comes from seeing their progress, and the clarity that comes from understanding exactly what excellence looks like. When you combine that with the support and culture of Harcourts, you create an environment where people don't just work—they thrive."
