From Rookie to Industry Icon: Troy Pullar Celebrates 25 Years of Business Ownership

Twenty-five years ago, a fresh-faced Troy Pullar stood at the doors of a real estate office, holding the keys not just to the building and the business, but to his future.


He was 23 years old.


Handing the reins of a business to someone that young was practically unheard of at the time. Yet, that moment marked the beginning of a journey that has seen Troy transform a local operation into a powerhouse, now managing over $580 million in property.


From his early days starting in Aspendale in 1997 to establishing the Harcourts Carrum Downs office, Troy has remained a constant force in an industry that never stands still. His office is now home to a team of over 20 staff—many of whom have been by his side for years.


This retention is a rarity in real estate and speaks volumes about a culture that prioritises people over policy.


Reflecting on that pivotal moment a quarter of a century ago, Troy considers what wisdom he would share with his younger self.


"If I could go back and have a chat with that 23-year-old, I'd probably tell him to take a deep breath," Troy says with a laugh.


"I'd say, 'Trust your gut, surround yourself with good people, and don't take yourself too seriously—the hairline won't last forever, but your reputation will.' It's been a steep learning curve, but I wouldn't change a thing."


Of course, no journey of this magnitude happens in isolation. Troy credits much of his longevity to the unwavering backing of the wider Harcourts network. From the early days of finding his feet to navigating market shifts, having a supportive brand behind him provided the resources, training, and community needed to thrive rather than just survive.


Adam Fiteni, CEO of Harcourts Victoria, notes that this longevity is no accident.

Beyond the boardroom and the negotiating table, Troy’s drive extends to the sporting field and community support. He remains a passionate (and persistent) golfer at the Peninsula Kingswood Country Golf Club and still plays local basketball.


Most notably, in 2011, he completed a gruelling 1,800km charity cycle from Melbourne to the Gold Coast for the Harcourts Foundation.


The two-week ride raised close to $73,000 for Cystic Fibrosis Victoria and flood relief in Queensland—a testament to his commitment to giving back.


Whether he is supporting his wife Melinda and their two children, Madeline and Harrison, or helping a young family buy their first home, Troy’s approach remains grounded and sincere.
