A Blue-Chip Southern Tablelands Mixed-Farming Property, Inveralochy, Sells for Over $18 Million

A premium mixed farming property, Inveralochy, in the NSW Southern Tablelands has sold for over $18 million, underscoring strong demand for large-scale, high-quality rural holdings close to Sydney and Canberra.


The 1,367-hectare (3,377-acre) holding in Lake Bathurst, near Goulburn, was sold by Nicolas Heath of Raine & Horne Rural Goulburn to a private buyer.


Mr Heath said the sale generated strong interest from local multi-generational farming families and international buyers.


“Inveralochy is a rare turnkey opportunity offering scale, high productivity, reliable water infrastructure, and a highly accessible location,” Mr Heath said.


“Demand for quality assets of this size and calibre remains very strong, particularly those so close to Sydney and Canberra.”


Located just 15 minutes from Goulburn, under an hour to Canberra and two hours from Sydney, the property merges convenience with high-performing agricultural capability.


Spanning 1,367 hectares, Inveralochy supports a substantial mixed farming operation currently running around 4,800 sheep and 400 cattle, with capacity for up to 850 cows and calves or 15,000 dry sheep equivalents (DSE).


The property is underpinned by strong soil fertility and productive pastures, alongside considerable infrastructure including a 6-stand shearing shed, sheep and cattle yards, machinery and hay sheds, grain silos and three residences.


Water security is a prominent feature, with 38 dams, two bores, approximately 7.2 kilometres of dual Mulwaree River frontage and 520,000 litres of tank storage, supported by average annual rainfall of around 650 mm.


Mr Heath said the combination of scale, infrastructure and water security was key to the strong result.


“This is a blue-ribbon rural asset with ample infrastructure, multiple residences, and outstanding water security, which offers immediate productivity with long-term upside,” he said.
