Harcourts AVENU – Newcastle Licensed Real Estate Agent Belinda Bartholomew-Walsh has completed more than $12 million in off-market sales in just one week, highlighting the strength of Newcastle's prestige property market and the growing importance of relationships in securing premium real estate transactions.
The remarkable week included the off-market sale of a landmark Newcastle residence for $7.4 million, followed just days later by the sale of an architecturally designed Merewether home for $4 million. The week was capped off with another successful campaign, with Belinda and Director | Licensed Real Estate Agent, Harcourts AVENU – Newcastle, Luke Wilson, co-listing a property that sold under the hammer for $1.44 million.
For Belinda, the results were less about luck and more about trust, local knowledge and years of building genuine relationships.
"It was a pretty exciting week, that's for sure," said Belinda Bartholomew-Walsh, Licensed Real Estate Agent, Harcourts AVENU – Newcastle.
"Both of the off-market sales came about through conversations and relationships rather than traditional marketing. Privacy was incredibly important to the vendors, so it was about knowing who might be looking and making the right connections at the right time."
One of the standout sales involved a home Belinda had admired for years.
"I used to point it out to my husband and tell him it was my favourite home I'd ever seen," she said.
"Over time I built a wonderful relationship with the owners, and when they decided to sell they trusted me with the opportunity. Through my network, I was able to connect them with a local family who fell in love with the home immediately. It was one of those transactions where everyone walked away genuinely happy."
Just days later, another conversation led to the off-market sale of a striking architectural residence in Merewether.
"The owners mentioned they were thinking about selling within the next year, unless I happen to have the right buyer," she said.
"A few phone calls later, I found someone who had admired the home for years. They inspected it the following day and by that evening we had an offer accepted and contracts exchanged overnight."
Belinda said the experience reflected what makes Newcastle's prestige market so unique.
"Newcastle continues to grow and evolve, but it's still a community where relationships matter," she said.
"Word travels quickly, people know each other, and when you've built genuine trust over time, incredible opportunities can happen. It's certainly been a busy week, and my phone hasn't stopped ringing since. I've already been through several more exceptional homes that will hopefully be coming to market soon."
