    Reviving a listing that has gone stale

    It has been on the market too long and buyers have started asking what's wrong with it.

    Do this now — in this order

    1. 1Diagnose before you treat: price, presentation, position or product.
    2. 2Refresh the digital footprint — new lead image, rewritten copy, new headline.
    3. 3Change the inspection pattern: different day, different time, twilight.
    4. 4Re-work the price so it appears in a different search bracket, not just a lower number.
    5. 5Re-contact every buyer who inspected in the first fortnight.
    6. 6Consider a short off-market pause and a genuine re-launch, only if the vendor will commit to the new number.
    7. 7Address the visible objection physically — declutter, style, fix the front garden.
    8. 8Reset the vendor's expectations for the re-launch so week one doesn't disappoint twice.

    Why it works

    Days on market is itself a negotiating weapon in the buyer's hands. A genuine re-launch removes the weapon; a quiet price nudge does not.
