    The buyer who keeps coming back but never offers

    Third inspection, plenty of interest, no signature.

    Do this now — in this order

    1. 1Find the real blocker: finance, a partner, a competing property, or fear of overpaying.
    2. 2Ask directly what number they would write today, even if it is low.
    3. 3Give them a reason to act that is true — another inspection, a genuine second party, a vendor deadline.
    4. 4Never invent competition. One discovered lie ends your reputation in the suburb.
    5. 5Help them structure a conditional offer rather than waiting for certainty.
    6. 6Bring their broker into the conversation with permission.
    7. 7Set a decision date with them, not for them.

    What to say

    The direct ask

    "You've been through three times, so I know you like it. Tell me the number you'd be comfortable writing today — even if you think I'll say no. I'd rather work with a real number than lose you to indecision."

    Why it works

    Repeat inspections without an offer almost always mean an unspoken blocker. Naming it is faster than adding pressure.
