    A new national survey is set to shine a spotlight on one of the most under-pressure roles in Australian real estate, giving property managers a long-overdue voice backed by credible, independent data.

    Kolmeo has launched the State of Property Management Survey, a research-driven initiative designed to capture the realities of workload, wellbeing, pay, and career progression across the country’s property management workforce.

    The survey, which takes approximately 10 to 15 minutes to complete, is positioned as more than just an industry snapshot. It aims to produce evidence that can influence agencies, policymakers, technology providers, and industry bodies at a national level.

    At a time when many property managers are facing mounting pressure from increasing workloads, after-hours demands, and rising expectations, the initiative seeks to quantify what many in the industry already feel but struggle to prove.

    Unlike traditional industry surveys, the findings will be independently analysed by global research consultancy Kantar, ensuring the results carry weight with decision-makers and are not influenced by commercial interests.

    According to Kolmeo, the goal is to move the profession beyond anecdotal conversations and into measurable, benchmarked insights that can drive meaningful change.

    The data collected will help establish national benchmarks around pay, workload expectations, and support structures, while also identifying key pressure points impacting retention and performance within the sector.

    Insights from the survey are expected to inform the next generation of training, support systems, and property management technology. Areas such as after-hours communication, career progression, and operational efficiency are likely to be key focus points as the industry looks to evolve.

    The initiative also comes at a time when the property management sector is grappling with high turnover and increasing regulatory complexity, placing further strain on already stretched teams.

    Participants will receive access to the full report once released, providing agencies and individuals with national-level insights to benchmark their own operations and career pathways.

    The survey is open to property managers across Australia and closes on 1 May 2026.

    As the industry continues to navigate growing demands, the findings are expected to play a critical role in shaping a more sustainable, supported, and future-ready property management profession.
