    In an industry where growth is often measured strictly by office numbers, portfolio size, and market share, Lifestyle Group Founder and CEO David Gray and Head of Property Management Nat Fel believe sustainable expansion comes down to something far more fundamental: people.


    Over the past nine years, Lifestyle Group has grown from a single regional acquisition into one of Australia's largest regional real estate networks, now spanning 28 offices from Forster to Brunswick Heads and managing more than 10,000 properties.


    That people-first philosophy and commitment to operational innovation was recently validated on an international stage, with Lifestyle Group named Innovator of the Year at the 2026 MRI Ascend APAC conference. The award highlights the group's ability to blend high-touch leadership with leading-edge technology across a rapidly expanding footprint.


    Behind that success has been a deliberate focus on leadership, communication, and culture -a framework both Dave and Nat believe has been critical to successfully navigating acquisitions while maintaining strong team engagement across a multi-regional organisation. While Dave provided the vision and strategy for growth, Nat translated that vision into a scalable leadership framework that keeps teams, landlords and tenants connected through periods of change.


    From Acquired Property Manager to Leading Property Management Across 28 Offices


    For Nat, the journey is deeply personal. Long before she was leading teams through network acquisitions, she was sitting on the other side of the table. When Dave acquired the Port Macquarie business where she worked as a Property Manager, Nat experienced firsthand the uncertainty, questions and opportunities that accompany organisational change.


    "Like many people in an acquired business, I was excited about the possibilities but also curious about what it meant for my future," Nat said. "That experience has stayed with me throughout every acquisition since. I know what it feels like to be the person wondering what comes next, and I know what it feels like to be the leader helping others navigate that same uncertainty. That's why people have always remained at the centre of every step we take."


    Over the years, Nat progressed from Property Manager to Team Leader and ultimately to Head of Property Management, helping guide teams through the exact transition she once navigated herself.


    Growth Is a People Strategy


    While acquisitions are often viewed through a purely commercial lens, both Dave and Nat believe the greatest hurdles are rarely operational.


    "People often assume growth is strictly about systems, processes, and scale," Nat said. "What we've learned is that growth is fundamentally a people strategy. Systems matter - and winning Innovator of the Year shows how far our tech stack has come - but people determine whether that growth succeeds."


    Dave agrees: "The mechanics of an acquisition can be planned, but the human side requires leadership. Every office brings its own history, culture, and relationships. If you don't bring people with you on the journey, growth becomes much harder to sustain."

    One of the most important lessons Nat says the business learned early was that people don't fear change - they fear uncertainty. 


    "The moment an acquisition is announced, people naturally start asking questions," Nat said. "'Will I fit in? Will my role change? Will I still belong?' That's why communication isn't simply a task during periods of growth. Communication is leadership."


    Supporting Clients Through Change


    While internal integration is vital, maintaining an exceptional client experience remains equally critical. For landlords and tenants, a change in management can create uncertainty. Owners want reassurance that their asset remains protected, while tenants want confidence that their day-to-day living experience won't be disrupted.

    Throughout every expansion, Lifestyle Group places significant focus on creating a seamless transition through proactive communication, dedicated transition support, clear points of contact, and streamlined management platforms.


    "Clients are placing significant trust in us," Dave said. "Landlords are trusting us with one of their largest assets, and tenants are trusting us with their homes. During acquisitions, it's our responsibility to make that transition feel as seamless, reassuring and positive as possible."


    Nat reinforces this message daily across her teams: "People might not remember every email or every administrative task, but they will remember whether they felt informed, supported and valued."


    Building Alignment, Not Uniformity


    As Lifestyle Group expanded across regional NSW, another lesson became increasingly important: alignment over strict uniformity.


    "We never set out to make every office identical," Nat said. "Different offices have different personalities. Different leaders have different styles. Different regional communities have different needs. The goal wasn't uniformity - the goal was alignment with our core purpose."


    Looking Ahead


    As Lifestyle Group continues to grow, both Dave and Nat remain focused on ensuring the business becomes stronger, not simply larger.


    "The goal has never been growth for growth's sake," Dave said. "It's about creating long-term opportunities for our people, delivering exceptional service to our clients, and building a sustainable business that supports the communities we serve."


    For Nat, the ultimate benchmark remains simple: "Sustainable growth isn't measured solely by the number of properties we manage or the industry awards we win. It's measured by the trust we build with our people, our landlords, and our tenants every single day, helping them build a better life."
