The Efficiency Co (TEC), the consulting, training and keynote business founded by 2026 Real Estate Today Trailblazer Award winner Joe Shannon, has appointed Alana Bess as Managing Partner, marking the firm's expansion into Victoria.
Based in Melbourne, Ms Bess will lead TEC's rent roll growth offering, working with agency owners, leaders and teams on growth strategy, business development manager (BDM) performance, retention and revenue.
Ms Bess brings fifteen years of property management experience to the role. For the past four years she was Business Development Executive with Ray White Corporate across Victoria and Tasmania, working with hundreds of real estate businesses to grow rent rolls, lift profitability and streamline operations.
"The last four years gave me a unique view across a huge range of businesses and how differently they approach growth," Ms Bess said. "I've seen what the strongest businesses do differently, and what happens when the entire growth plan is 'the BDM will do it.'"
"Joe has built TEC around the whole business: strategy, people, operations, systems and technology. I'm adding a much deeper focus on rent roll growth, along with fifteen years of knowing what this job actually looks like in Victoria. The legislation, the market, the people and the pressure points."
Mr Shannon said the appointment responds directly to what agency owners are asking for.
"Growth is the question every agency owner is asking right now, and very few have a real plan for it," Mr Shannon said. "Alana has spent years inside hundreds of agencies seeing what works and what doesn't. Having her lead this work for our clients, and establish TEC on the ground in Victoria, is a significant step for the business."
The appointment is the first of several announcements as TEC enters its next stage of growth. In the coming weeks the firm will launch Efficiency HQ, an online platform of training, tools and resources for industry professionals and agency teams, and Portfolio Cover, a temp and triage support service placing experienced staff into agencies to cover portfolios, manage high workload periods and onboard new team members.
TEC is also developing an agency partnership model, designed to give independent agencies ongoing operational support and leadership backing while retaining their own brand and full ownership, without the cost of a franchise fee.
"This industry has no shortage of events, memberships and clubs," Mr Shannon said. "What it's missing is something that truly delivers, operationally and in leadership, inside the business every day. That's what we've been building, and Alana is a big part of bringing it to life."
