Four of the six registered bidders had never physically inspected the home they were trying to buy.
That did not stop an off-grid property at Orchid Beach on K’gari from selling for $3.005 million and establishing a new residential record for the island.
The five-bedroom, four-bathroom property was sold through Harcourts agent Chris Lawsen after attracting six registered bidders and 20 bids.
The result exceeded the previous K’gari residential record of $2.65 million, set earlier in 2026, by $355,000.
The unusual feature of the campaign was not simply the price.
Only two of the six registered bidders inspected the property in person before auction day. The remaining buyers relied on a detailed virtual walkthrough to examine the home remotely.
For agents marketing property in remote, regional or difficult-to-access locations, the result is a clear demonstration of how digital presentation can expand the buyer pool beyond those able to attend a traditional inspection.
The 2,003 square metre property occupies a tightly held position at Orchid Beach and combines coastal views with an extensive off-grid setup. It includes a separate guest wing, multiple entertaining areas, large covered decks, four-car accommodation and an oversized shed.
Lawsen said the property’s position and off-grid features helped distinguish it within the Orchid Beach market.
“This property is in a tightly held area and occupies one of the best positions at Orchid Beach, with phenomenal views and an exceptional setup for off-grid living,” Lawsen said.
“It was a unique campaign, with only two of the six registered bidders physically viewing the property due to its location. The virtual walkthrough allowed buyers to explore the home in detail, almost as though they were walking through it themselves.”
The auction combined online and in-room participation, with the agency team supporting bidders in the room and over the phone.
“On auction day, we had a combination of online and in-room bidders. Our team was available throughout the auction to support bidders both in-room and over the phone, helping buyers make confident decisions in real time,” Lawsen said.
The property attracted more than 2,100 views on realestate.com.au during the campaign.
Lawsen said the sale had also generated enquiries from other potential vendors and left five qualified buyers actively searching for property at Orchid Beach.
“Since the auction, we’ve received several enquiries from other potential sellers, and we now have five qualified buyers who remain actively looking to purchase at Orchid Beach,” he said.
The result reflects a broader shift in how buyers assess rare lifestyle property.
High-quality photography and video have been standard marketing tools for years, but a comprehensive virtual walkthrough serves a different purpose. It allows a buyer to examine layout, scale, condition and movement through the home at their own pace, particularly when travel to the property is complicated.
That does not remove the importance of due diligence or professional advice. It does, however, change the point at which physical distance becomes a barrier to participation.
For agents, the practical takeaway is that remote buyers need more than attractive imagery. They need enough visual information, responsive communication and live auction support to make informed decisions without being physically present.
The K’gari campaign delivered those elements strongly enough to produce six registered bidders, 20 bids and a new island record.
The five buyers who remain active in the Orchid Beach market may be just as important as the record itself. They give local agents and prospective sellers evidence that demand extends beyond the successful purchaser.
A record sale can be a one-off result. A competitive campaign that leaves multiple qualified buyers behind can influence the next series of listings.
