Peter Diamantidis’ Growth Formula: 7 Offices, 100+ Staff by 38

At just 38, Peter Diamantidis has built one of western Sydney’s fastest-growing real estate empires — seven Ray White offices, more than 100 staff, 3,000 property managements, and 358 personal sales in the past year.


His formula? Relentless drive, culture over ego, and what he unapologetically calls a “no d**khead policy.”


From five staff to 100+ in four years

In 2021, Diamantidis opened his first Ray White office with a five-person team. Four years later, he commands a network of seven offices, with property management growing from zero to 3,000 managements in that time.



Alongside that, he has achieved the kind of personal sales volume most principals consider impossible — 358 properties in the past 12 months alone.


“To go into owning a business from scratch, I was scared. I was worried. I didn’t know what I was doing,” he says. “But after, it’s like when you buy your first property – you just continue to buy more, and it gets easier.”


Building culture first

Diamantidis’ approach is simple: back people with potential and protect culture at all costs. If an agent shows ambition in a new area, he opens an office to support them. If someone doesn’t fit culturally — even million-dollar writers — they don’t get through the door.


“We’ve had million-dollar writers want to join, and we said no,” he says. “Because culturally they don’t fit. The team can see how genuine we are about that.”


The philosophy has unearthed talent in unlikely places. One Chairman’s Elite performer started out cutting Peter’s hair before joining the business. Another agent, previously stagnating, went on to write $17 million in six months after being “restructured” under the system.


Property management as the foundation

While his sales feats grab headlines, Diamantidis insists property management is the engine of the business. In four years, his PM division has grown to 3,000 properties.


“If you’ve got 3,000 managements and you can get 300 properties a year to sell, that springboards to the sales team,” he explains.


He also makes sure those contributions are recognised. After hitting growth and award targets, he’s flown his PM team to New Zealand and now Fiji — with all expenses covered.


From Mount Druitt to multi-office principal

Raised by a single mother in Mount Druitt, Diamantidis left school after Year 10 and was rejected from a plumbing apprenticeship. A week of work experience at Raine & Horne turned into an 18-year career.


“I was earning $196 a week, taking the bins out, doing the filing — but I wanted to be the best,” he recalls. “No one gave me any handouts. I tell my agents, if I can do it, you can do it.”


Family, balance, and what’s next

Despite his workload, Diamantidis schedules family as firmly as auctions, taking five to six weeks off each year with his partner and four children. His personal passions — car racing, watches, coffee, wine — also get their space.


Expansion, though, hasn’t slowed. With eyes on Parramatta, Toongabbie and Sydney’s northwest, more offices could be on the cards within 12 months.


Yet money isn’t the motivator.“I could sell this business today, make a sh*tload of money and walk away,” he says. “But I get satisfaction from seeing new guys on stage winning awards.


That’s what inspires me to stay — and not retire before 40.


“If I can do it, you can do it.”
