“I had to hold my breath for the last few minutes of the auction,” said Kylie, a mum of three who owns her own law firm.
Tom and Kylie’s house at 42 Hulme St, Virginia sold under the hammer for $1,850,000 with 3 active bidders through marketing agent and top performer Dwight Colbert of Ray White One Group.
After 30 days on the market with no offers Dwight Colbert knew exactly what to do. He quickly converted the campaign to auction to dial up the deadline and the competition intensified.
“We have bought and sold a number of times before but always via private treaty. We are experienced property sellers but we were floored when our house wasn’t sold after 30 days," Kylie said.
“The house looks amazing, it’s immaculate and we couldn’t fathom what was going on after 30 days and zero offers. We talked to Dwight and he changed us to ‘forthcoming auction’ and then set a date auction and we got a lot more people through every single open,” Kylie said.
“Last Saturday alone we had 11 groups of buyers through.
“We are now convinced auction is the only way to sell and we will use the method in the future for sure.
“It really is the only way to create competition by putting them all in the room.
“Buyers need to see each other in real life.”
The seller, who was at SeaWorld’s for her daughter’s birthday, said she held her breath for the final few minutes of the auction.
“It was so nerve wracking but it’s done. It’s unconditional at the fall of the hammer and we will exchange in 30 days.
There’s no risk of a finance clause falling over, or anything like that. All we have to do now is pack and move as we have already bought a new house in Stafford Heights.
“Dwight Colbert and his team are fantastic. Dwight is right on the ball. In fact, he sold us the house two years ago and we were only selling so I could start my new business.
“We have bought a 1950s house in Stafford Heights on a big 600sqm block which my husband Tom, he’s a builder, will renovate.”
