Raine & Horne has opened a new office in North Lakes in the Moreton Bay region north of Brisbane, with business owner Bibek Aryal moving into real estate after 12 years running a business with operations in Australia and Nepal.
Raine & Horne North Lakes is located at Shop 1A, 27 Discovery Drive, within the Lakeview Terrace mixed-use residential and shopping complex. The office will provide residential sales and property management services across North Lakes and surrounding suburbs.
Mr Aryal, a longtime resident of nearby Brackenridge, holds a property investment portfolio that includes properties in Brisbane and Melbourne.
"Real estate has interested me since I was young, but when I first came to Australia, I needed to develop my knowledge of the Australian market, which I have now done," Mr Aryal said.
Why Raine & Horne
Mr Aryal said he considered several major real estate groups before choosing Raine & Horne, after discussions with existing Raine & Horne principals.
"The advice I received from these Raine & Horne principals was that brand recognition and reputation are very important when establishing a real estate business," he said.
He pointed to Raine & Horne Commercial Brisbane North, led by principal Trent Bruce, as a factor in the brand's local standing.
Since starting onboarding, Mr Aryal has been trained in the group's CRM, CompassPlus, and its digital marketing technology, including Amplify, Raine & Horne's AI-powered social media marketing platform.
"The CRM CompassPlus is modern and provides us with the tools for managing our customers, marketing properties and growing the business," he said.
The local market
Citing realestate.com.au figures, the release states the North Lakes median house price has passed $1 million after rising 13.6 per cent over the past 12 months, while the median apartment price is approximately $810,000, up 26 per cent.
"North Lakes has a strong mix of homeowners, investors and tenants, and many local residents own multiple properties. We believe there is a good opportunity here for both residential sales and property management," Mr Aryal said.
He acknowledged that conditions had slowed elsewhere.
"Some properties may be taking longer in some cases to sell, but prices in this part of Queensland have held up well, despite the changes to negative gearing and capital gains tax," he said.
A multicultural team
Mr Aryal plans to build a team that reflects the area's population.
"We also plan to build a dynamic, multicultural team that reflects the local community. That will include people from local, Asian, South Asian and other cultural backgrounds who can connect with the many different groups living in the area," he said.
He already sponsors the local A1 Raiders cricket team and intends to support other local sports and community organisations as the business becomes established.
