Dynamic husband-and-wife team Courtnie and Zeb Alaia are in growth mode again, launching Raine & Horne Braidwood/Bungendore, their third office after building thriving operations in the Southern Tablelands of NSW at Goulburn and Gungahlin in the ACT.

The expansion completes what Mrs Alaia calls a “strategic triangle” across key regional and urban markets from Goulburn southwest to Gungahlin and then east across to Braidwood.

“A strong rent roll in Braidwood came up for sale, and with my family ties in the area and now with more than a year of operating our property management services there, it felt like a natural step,” said Mrs Alaia.

“We’ve built strong relationships with local clients, and this new office gives us a base in Braidwood while organically growing our presence in Bungendore.”

Housed in one of Braidwood’s oldest commercial buildings at 200 Wallace Street, the new office will offer a full suite of residential sales and property management services.

Joining principals Courtnie and Zeb Alaia is an experienced local team led by Braidwood-born, real estate specialist Brodie Collett.

High demand and low vacancies shine the spotlight on Braidwood

The new office has hit the ground running in Braidwood and is already listing properties, including 59 Lascelles Street, Braidwood, a charming cottage on a sprawling 1597 sqm block in the heart of town that is on the market for $749,000.

Listed by top-performing Raine & Horne Gungahlin agent Aliza Cole, this vacant property is ideal for family living or as a smart investment opportunity.

Four spacious bedrooms, each with built-in wardrobes, provide plenty of room, while outside, a massive backyard offers endless possibilities, whether it’s kids at play, summer BBQs, or quiet afternoons on the entertaining deck.

A double garage provides ample space for storage or projects, while the carport adds extra convenience.

“With scope for a home-based business or the potential to build a granny flat subject to council approval, this property delivers exceptional versatility and future capital growth and income,” Mrs Alaia said.

Braidwood’s tight rental market presents immediate opportunities for investors, according to Mrs Alaia.

“Vacancy rates are virtually zero,” she said. “When a property comes up for rent, it’s often leased without advertising.

Recently, NSW Health contacted Mrs Alaia looking for properties in Braidwood for a high number of incoming nurses. “We had just one rental property available and had to source others, including converting Airbnbs into longer-term rentals,” Mrs Alaia said.

“Yields are strong in Braidwood, with a $500,000 2-3 bedroom home renting for around $450 per week.”

The historic village of Bungendore, by contrast, is attracting lifestyle buyers from Sydney and Canberra, drawn to the rural town’s heritage charm, rural setting, and commuter convenience.

“Both towns are resilient regional markets,” Mrs Alaia noted. “Bungendore offers growth potential in lifestyle properties, while Braidwood has a clear shortage of rental stock and strong demand from owner-occupiers.”

Tech, training and support drive the Alaia’s Raine & Horne success

Mrs Alaia credits Raine & Horne’s technology-first ecosystem—including its social media marketing platform Amplify—along with industry-leading training, corporate office support, and national brand power, for the team’s continued success in Goulburn, Gungahlin, and now Braidwood/Bungendore.

“The Raine & Horne network is warm, supportive, and family-focused. Individuals such as Executive Chairman Angus Raine and our Business Support and Development Manager, Travis Wentriro, are always just a phone call away. The tech tools and training give our team a real edge.”

Investing in local talent and community initiatives

As in Goulburn and Gungahlin, community engagement will be central to the new office’s operations.

“We have already reached out to local schools about offering real estate traineeships, and we are planning sponsorships and other local initiatives,” Mrs Alaia said.

“At the end of the day, what drives us is doing an exceptional job for our clients and being present in their community,” Mrs Alaia said.

“Opening this third office means we can be on the ground, serving our clients better, and building something long-term in the region.”

Travis Wentriro, Regional & Rural Network Manager, Raine & Horne Group, added, “This expansion is part of our broader push across regional and rural NSW.

“We’re focused on supporting our offices from within the network, giving our principals such as Courtnie and Zeb the tools and backing they need to grow and expand sustainably.”
